Job Description
Performs interior and exterior carpentry work involved in the construction, remodeling, repair, and general maintenance of buildings and facilities.
Basic Responsibilities:
• Installs, maintains, and repairs building hardware, including but not limited to: doors, windows, floors, and ceilings. Assist the Campus Lock Specialist with all campus lock and key systems.
• Builds and repairs items constructed of wood such as cabinets, shelves, doors, walls, porches, steps, etc.
• Installs, finishes, and repairs dry wall. May spackle and paint as needed.
• Installs and repairs wood trim, decorative moldings, gutters, downspouts, and other roof components.
• Performs repairs and maintenance of a general nature as necessary.
• Must be able to work weekends and evenings as necessary to serve as on-call maintenance technician or respond to emergencies.
Specific Responsibilities:
• The following are typical examples of the type of work performed under this job description. This list does not include all work to be performed and duties are subject to change as deemed necessary by the Director of Building Operations and Maintenance.
• Set up and operate a variety of woodworking machines and use various hand tools in a craftsman like manner to fabricate or repairs all items related to the carpentry trade.
• Measure, order, and install doors and doorframes, jambs, and thresholds.
• Install door hardware such as hinges, closers, mullions, panic devices, peep holes, and locksets.
• Plane and/or realign doors as required.
• Repair broken window frames, sills, hardware, and screens. May install or repair windowpanes and glazing.
• Install flooring materials such as sheet and/or tile flooring, carpet, and carpet tiles. Levels or installs underlayment as required.
• Install drop ceiling grid and ceiling tiles.
• Assist Campus Lock Specialist with following:
• Make and supplies keys to all campus staff, faculty, and students.
• Maintain key inventory and tracking system.
• Make core changes according to procedures and standards.
• Function as the backup when Campus Lock Specialist is absent.
• Construct partition, walls, cabinets, bookcases, countertops, shelves, porches, railings, steps, moldings, and other items constructed of wood. Tape, spackle, stain, paint or other finishes as needed.
• Drill holes in concrete to anchor signs, posts, thresholds, or other items. Makes minor repairs to concrete.
• Paint door frames, walls, as ceilings.
• Repair roofs, downspouts, and rain gutters.
• Build, erect and/or work on scaffolding. Operates lifts.
• Assemble staging, hang stage curtains, attach stage steps and railings, levels portable lift, for events such as commencement or convocation.
• Perform repairs and maintenance of a general nature as necessary to include but not limited to:
• Replace burned out light bulbs.
• Perform minor electrical work such as resetting breakers, replacing receptacles, switches, etc.
• Unclog toilets, turn off valves, clean up after flooding.
• Replace filters, unclog condensate lines, or check temperatures in HVAC equipment.
• Must be able to work during emergency weather events including but not limited to snow, hurricanes, tornados, etc.
• Must be able to respond to emergencies on an on-call basis as needed and participate in a department rotational on call schedule.
• Perform snow removal when needed.
• Assist with the installation and removal of air conditioning units during seasonal changeover.
• Drive and maintain college vehicles.
Job Requirements
Qualifications:
• Must have high school diploma or GED equivalency.
• Must demonstrate skill and experience equivalent to 3 years experience in the carpentry trade.
• Must have the ability to read and comprehend written instructions, procedures, and service manuals.
• Must have the ability to express oneself orally as well as in writing.
• Must have the ability to learn departmental policies, procedures, and mechanical systems, proper use of tools and materials used to perform duties within a ninety-day probationary period.
• Must have valid driver’s license with two or less points.

Working Conditions:
While performing the duties of this job, the employee is regularly exposed to outdoor weather conditions. The noise level in the work environment is usually moderate. Exposure to operating machinery consistent with the carpentry industry.
Physical Abilities:
The physical demands described below are representative of those that must be met by an employee to successfully perform the essential functions of this job:
• Ability to work in noise, heat, cold, odors, dirt, outdoor temperatures, snow, steam, and emergency situations.
• Ability to repetitively push and pull objects weighing up to 50lbs without assistance while kneeling, squatting, and reaching above the head, the waist, and below the knees.
• Must be able to bend at the knees.
• Ability to repetitively push and pull equipment (for example, pallet jack, push mower, hand truck) containing product loads a minimum of 100 yards without assistance.
• Ability to repetitively grasp and manipulate objects of varying size and weight requiring fine motor skills and hand-eye coordination.
• Ability to exert oneself physically over sustained periods of time to complete job activities.
• Ability to stand a minimum of 6 hours during the workday.
