Salary Details
This full-time position will be placed on the College 12-month employee Exempt Staff salary scale at grade 105. Actual salary placement based on qualifications and experience. Position includes an excellent fringe benefits package.

Job Summary
This position is responsible for the coordination and oversight of varied College Facilities projects ranging in size from painting and flooring to full-scale area renovations. It directly supervises a variety of third-party contractors and is focused on excellent customer service for stakeholders. The position reports to the Senior Director, Facilities Planning and Management.

Essential Job Functions
Coordinates and oversees the College administered facilities related campus renovation projects, and related contracts, to ensure accurate and timely delivery of services.
Assists the Senior Director with specification and scheduling of construction/renovation, capital improvement, flooring, and painting projects to accept hand-off and assume responsibility for completion.
Maintain continuity of design standards and aesthetics which are cohesive and transcend time.
Develops the scope of work for “Requests for Proposals” as needed and works with the Procurement Office to support the vendor selection.
Supervise project contractors, consultants and vendors throughout the project lifecycle from initiation to closeout.
Monitor room scheduling to accommodate project timelines with minimal impact on operations.
Establish and utilize correct directional signage to ensure life safety when a project impacts area access for students and employees.
Participates in a variety of departmental and inter-departmental planning meetings to ensure transparent project coordination.
Communicates knowledge and understanding of current project status to internal stakeholders and Senior Director.
Perform project punch list inspections to ensure customer satisfaction.
Maintains organized project files, including before and after photo logs, in a variety of hard copy and virtual formats.
Compiles and tracks project financial reports (budget vs. actual, expense tracking, budget variances, etc.) while offering budgetary recommendations.
Works closely with the Senior Manager, Facilities Safety, Compliance and Training to ensure contractors meet established safety and health requirements, safety issues or complaints are addressed, and related chemical SDS inventories are up to date.
Maintain general knowledge of OSHA and NFPA Life Safety Code standards as relevant to project safety.
Ensures compliance with the Americans with Disabilities Act (ADA) of 1991, as it pertains to renovations, furniture and fixtures.
Collaborates with the Director, Facilities Operations and Special Projects to maximize use of facilities and operational management software for work orders, preventative maintenance, and large asset inventory management.
Utilize access to provided project management software systems.
Research, and make recommendations for, policies and procedures as needed affecting the College services relevant to this position.
Acts as a First Aid Volunteer and maintains CPR/AED and First Aid certifications, as well as all other college required First Aid Volunteer training; responds to emergencies per college protocol.
Serves as a member of the Crisis Management Team.
Perform other duties as assigned.

Job Requirements

Minimum Requirements to Perform Work

Bachelor’s degree with two years relevant experience, (i.e. project coordination, construction industry, building operations and/or contract management), OR Associate Degree with four years relevant experience.
Valid Driver’s License.
Proficient with the full suite of Microsoft Office applications and adept at using modern workplace technologies, including mobile apps, smartphones, and tablets.
Strong organizational skills with consistent attention to details.
Dedicated team player with a commitment to excellent customer service.
Professional written and verbal communication skills.
Demonstrated success concurrently supervising multiple projects with competing priorities.
Skilled at setting, achieving, and surpassing performance objectives across a broad and varied scope of responsibilities.
Experienced in interpreting construction documents, including blueprints, contracts, change orders, and project closeout procedures.
Demonstrates a consistently positive, collaborative, and supportive attitude.
Possess, or be willing and able to obtain, and maintain CPR/AED and First Aid certifications
Possess, or be willing and able to obtain, OSHA 30 certification for general industry or construction.

PHYSICAL DEMANDS:
The work requires the ability to exert up to 20 lbs. of force occasionally, and/or up to 10 lbs. of force to move objects. Additionally, the following physical abilities are required:

WORK ENVIRONMENT:
College campus, direct contact with diverse students, staff, faculty and the general public in classrooms, common and shared areas, offices, and campus environments. Facilities Management, with particular emphasis on Facilities projects and renovations, is a dynamic and constantly changing environment. Activities and goals may quickly change from day-to-day dependent on the day’s circumstance. Work environment involves everyday risks or discomforts which require safety precautions typical of such places as office, meeting, and training rooms. Use of safe workplace practices with office equipment; computers for data entry and word processing with some highly technical applications and new technology systems; avoidance of trips and falls; observance of workplace and fire and building safety regulations; observance of traffic laws when/if driving a College vehicle and observance of all College policies.

TO QUALIFY FOR EMPLOYMENT, SELECTED CANDIDATES MUST:

successfully complete a criminal background check (for designated positions)
be able to work on campus as of the first day of employment
be a resident of DE, MD, PA, VA, WV or DC as of the first day of employment
be currently authorized to work in the US, as the College does not offer Visa sponsorships
